BCIT TTSH required a unique approach, due to a number of prerequisites that come with construction on a campus. Build time, performance, quietness of construction, moisture mitigation and a facade assembly that matches pace with structure on a ten-day cycle per floor was required.
Further compounded by challenges in the industry of skilled trades people availability and an increase in demand for housing and construction, there is a need for a solution to minimize on site labour, reduce at height construction for worker safety and speed up the construction process. A further challenge is the building codes are becoming more stringent requiring more energy efficient and climate resilient construction, with BCIT in particular requiring Passive House levels of performance.
Flynn developed a prefabricated modular wall system called Speedwall which was designed as a quality, interlocking, airtight assembly with a specific focus on improved thermal performance, without having to access the outside of the building with a swing stage or other exterior access methods, as the modules are 100% complete in the factory. Rapid installation, collaborative digital design and modelling techniques in the office, along with an advanced production line which implements stringent quality control in the factory. Speedwall is able to deliver your building envelope needs for performance, installation, and quality. These attributes created a perfect solution for the needs of the BCIT TTSH project in Burnaby, allowing the mass timber to be enclosed quickly and meeting the extremely stringent performance requirements of the building. The performance characteristics of thermal, acoustics, and air tightness provides a building with extremely low operating costs, with a TEDI target set at 15, the highest performance set by any building code in North America at the time of construction.
