Summary

Using our 'Model First Approach', Multiplex developed an Logistics plan to overcome the challenges of a confined and tenanted construction site at The Quay project. 'Model First Approach' means we integrate digital technologies with the project logistics plan to foster safe, sustainable, and responsible practices, ensuring successful execution in the construction process.

Problem

The main challenge at The Quay site is its confined location, wedged between the Gardiner Expressway on north, City Park and the Lake Ontario water basin to the south, and two occupied rental towers on the east and west.
Efficiently executing this challenging construction project in a constrained location requires effective project management, adaptability, logistics planning, safety measures, sustainability considerations, and an environmentally conscious approach—all integrated with our fundamental ‘Model First Approach’.

Addressing challenges such as distance from the highway, restrictions near the water basin, and adjacencies to an occupied buildings posed opportunities in accessibility and coordination through planning. Planning amidst these constraints required cross-team collaboration to identify potential and actual issues in the tight, restricted space. To uphold community and environmental concerns, fostering a culture of responsible practices was essential. Our project embraced operative digital solutions, ensuring proper site management, logistical access, and schedule adherence in coordination with client.

Solution

The solution of the project is the effective Logistics Plan that is integrated with our “Model First Approach” (MFA), a broad digital implementation which consists in using Building Information Modelling (BIM) technology and methodology for our operational Projects.

The application of our MFA played a pivotal role in overcoming the challenge at The Quay site. By visualizing and analyzing the Logistics Plan through the BIM model and sequence animation viewer, the project team and trade partners effectively collaborated to identify and address potential issues. This proactive approach proved essential in navigating logistical complexities and risks inherent in the confined space amidst existing occupied buildings, water bank, bustling highway, and roads. The utilization of model sequencing for intricate areas significantly enhanced efficiency, safety, and productivity, all while ensuring the construction schedule's and cost validity.

As a testament to our commitment to responsible practices, Multiplex employs Digital Dashboards that harness BIM model data to monitor carbon emissions, Logistics, and Health and Safety protocols, including waste disposal and water consumption. This holistic approach aligns with our mission to minimize environmental impact while maintaining operational excellence. Ultimately, by integrating innovative technology and fostering collaborative practices, our solution not only addresses the challenge at hand but sets a benchmark for responsible and efficient construction practices across the industry.
